Job Title: Land Enablement/Entitlement Manager

Location: Phoenix, AZ

Base Pay: $170,000

The company:

This fast-growing and innovative real estate development firm focused on delivering transformative projects across dynamic markets. The Platform Development team is responsible for preparing land for high-impact developments, driving the vision from concept through to construction readiness.

The role:

We are looking for a detail-oriented and experienced Land Development Manager to lead on-site and off-site infrastructure and land preparation efforts. This person will manage large-scale land development projects, oversee entitlements and permitting, and collaborate with cross-functional teams to deliver strategic predevelopment milestones. The ideal candidate is a strategic thinker with strong technical, organizational, and communication skills, capable of guiding complex projects from start to finish.

Duties:

• Lead execution of site preparation and infrastructure improvements to enable efficient development.
• Manage entitlement and permitting processes, including zoning, land use, and agreement modifications.
• Oversee project budgets, schedules, and risk management, aligning with organizational objectives.
• Collaborate with internal teams and external stakeholders to drive progress and remove barriers.
• Conduct technical reviews and provide recommendations on site conditions, scope, and design.

Essentials:

• 5+ years of experience managing large-scale land or infrastructure development projects.
• Proven ability to work across disciplines with consultants, contractors, and regulatory agencies.
• Proficiency in project management software (e.g., MS Projects, Prolog, Procore, BIM 360, SmartSheets).
• Familiarity with AutoCAD is a plus.
• Bachelor’s degree in Civil Engineering, Construction Management, or related field preferred.
